HELP WITH LEGAL WORK

To buy a house with land it is necessary to set up a company. We can provide information and guidance on the bureaucracy and legal work. We are happy to act as agents and provide liaison throughout the process of buying a property and at any point afterwards.  When necessary, we can provide a translator who can accompany you and help with the documentation. 

Should you be buying a property and using our services to undertake or oversee any construction, we will regularly update our website with construction updates throughout the build or maintenance process. This will    allow you to monitor the progress of your property. Should there be interim instalment payments to be made prior to full completion of the property, we will advise you in good time of estimated dates for interim instalments.

In Bulgaria, the property registry system works in conjunction with local Notaries.
In order to take delivery of your property, you will need to sign the ‘Notary Act’. This is a standard form document transferring ownership of the property into your name.
You will receive title deeds within one week to ten days of the Notary Act from the local council.

Method of payments :-

A deposit is paid to the seller at the lawyers. 
A time is set for the documents to be ready.
All meet again at lawyers where the rest of the is paid to the notary. 
He then asks if the money has changed hands. 
 
Our notary works in a uncomplicated manner and is very good. 
There is lots of bureaucracy but you are required by law to have all the papers translated
so you will be able follow the proceeding an to see exactly what's being undertaken.

Note: If you are unable to attend the Notary Act in person, your legal representative may attend in your place. This individual will need to be a qualified Bulgarian solicitor in possession of a ‘Power of Attorney’ agreement. We are able to liase with you to arrange this.
